Condos and apartment-style homes have different risks than detached houses. Most of what goes wrong in a unit starts somewhere else in the building, so that is where we focus first.
On an apartment style home inspection, the biggest thing we look for is leaks. That means confirming the unit is dry and that neighbouring units are not leaking into the one we are inspecting.
From there we check the electrical panel to make sure nothing is overheating and that breaker sizes and wiring are correct throughout the property. We check the heating and cooling system, run all the appliances, and test all the receptacles and windows. We also look for any structural issues that may be evident throughout the property.
WHAT IS INCLUDED IN A CONDO INSPECTION:
As a licenced Certified Professional Inspector® trained by InterNACHI, we adhere to a comprehensive Residential Standards of Practice. This means that we will inspect all of the following, when visible and accessible:
- Interior water damage and evidence of leaks from adjacent units
- Electrical panel, breaker sizing and wiring
- Receptacles and light fixtures
- Heating and cooling system
- Water heater and in-suite plumbing
- Built-in appliances
- Ceilings, floors and walls
- Windows and glazing
- Doors
- Visible structural components
- Balcony or patio
- In-suite laundry, where present
- Common areas and building components, where accessible
Following our evaluation, we will compile our findings in an easy-to-read report, which will include detailed descriptions and high-resolution digital photos of any issues we’ve discovered. We’ll email you your report within 24 hours, and our job isn’t finished until you understand everything in it.
